《港楼》资深投资者林子峰旗下新蒲岗六合街3号工厦地盘放售

世邦魏理仕表示,获业主委任为独家代理,出售新蒲岗六合街3号工厦地盘。物业将以公开邀约形式出售,意向书截止日期为今年3月31日。
上述物业地盘面积约5,700平方呎,根据地契属工业或仓库用途。受惠于工厦活化政策中放宽工厦物业地积比率的措施,该地盘之地积比率已获城市规划委员会批准放宽20%,令地积比由12倍提升至14.4倍,最高可建建筑面积达约8.21万平方呎。另外,地盘目前已完成地基工程,亦获屋宇署批准兴建为一幢22层高的现代工业大厦。新买家购入后可随即依据图则开展工程,或申请补地价更改土地用途作商业或酒店发展。

上述地盘由优品360(02360.HK) 创办人、资深投资者林子峰于2021以3.45亿元购入,若以最高可建建筑面积8.2万平方呎计算,当时每呎楼面地价约4,200元。林子峰当年向媒体表示,由于港府政策对工厦市场有一定支持,买入上述物业将重建为新式工厦,未决定未来会否拆售。(js/da)(港股报价延迟最少十五分钟。)
